        Winston Salem Short Sale Agents

Winston Salem short sale agents are a special niche of real estate agents. It takes an experienced and well trained agent to help you sell your home as a short sale. We are getting more and more calls from home owners who are having trouble making payments or keeping up with the mortgage on their homes. Winston Salem short sale agents are an alternative to just walking away and letting the home go to foreclosure.

What is a Winston Salem short sale? A short sale is the process by which we market and sell your home for less that what is owed. Of course this involves getting bank approval. Likewise, the process requires commitment from the seller to obtain and provide the bank required paperwork to get approval. It can be a chore, but a short sale will be less detrimental to your credit than a foreclosure.

The house gets listed the same way as any other property. However, the seller can receive no proceeds from the sale of the property and still signs all of the paper work and closing statements.

Winston Salem short sales are a specialized niche and as a home owner you would want to work with an agent who has past experience in executing a short sale. Likewise, it is always beneficial to work with a person who understands and relates with your situation.

5,599 Homes SOLD so far in 2011! Were you one of them?

Winston Salem house values are always on the mind of home sellers. Six months into 2011 it is time for a look back to see how the market is doing. There are three things that I like to look at when gauging the market conditions:

            1) How many homes were sold?

            2) How many homes were listed?

            3) What percent of foreclosures were listed and sold?

If you are curious about or want to get your Winston Salem house value it helps to look at the entire housing market.

Homes sold the first six months of 2011: In the first two quarters of the year the Triad MLS indicates 5,599 homes were sold. If you are someone who is trying to sell you home you may want to know why you were not one of these sold properties.

Now lets look at the  homes listed in the first six months of 2011: The first half of this year has seen 13,542 new listings on the market. Therefore, you can see more homes are getting listed than are getting sold. These conditions are perpetuating the buyers market and negatively effecting Winston Salem house values.

Lastly, the most interesting indicator is the number of listings and sales that were foreclosures. 1,762 Winston Salem area foreclosures were listed in the first half the year. Likewise, of the 5,599 homes sold so far, 1690 of them were foreclosures.

In more simple terms 30% of the sold homes in the first half of 2011 were foreclosures. Likewise, 13% of all the listings were foreclosures.

As you can see the number of foreclosure listing is relatively low,  but they account for a large portion of the sold homes. Winston Salem house values are in are being directly affected by the large number of homes on the market and the discount pricing of the foreclosure market. If you or someone you know is thinking of selling a Winston Salem home contact us to learn how our aggressive marketing can give you an edge in an uncertain market.

Kernersville Homes for Rent, tips and hints!

Kernersville homes for rent or and other rental properties in the Triad area are becoming more popular as home seller do not have the equity to sell their home. Therefore, we wanted to take a minute to provide some tips for those home seller and renters that are exploring leasing options.

Here are some tips you should use when signing a lease on a rental property:
1)Some landlords do not provide a written lease. The agreement to rent the property is verbal. Even though there is no written agreement, the lease can be enforceable in court as an oral contract. We always recommend a signed lease with everything is in writing.

              2) Always read a lease before you sign it. This document contains everything you need to know about the terms of the house or apartment you are about to rent. Likewise, landlords should define all your expectations in this written lease.A written lease is meant to benefit both the owner/property manager and the tenant.

              3) If you do not understand a clause in the lease, ask the property manager to explain it to you.  Most property managers use a lease approved by the Realtor Association and Bar Association in their state. Any term or clause in a lease affects all parties who sign it.

              4) If you have one or more co-tenants that agree to rent a property, you are collectively responsible for paying the entire rent. If one of your co-tenants leaves or cannot pay, the entire group is still responsible for paying the full rent amount. Likewise, if there is damage to the property, everyone on the lease is equally responsible no matter who did it. Make sure you can rely on the other people you are renting with. Many property managers turn down prospective tenants if there are more than two tenants applying to rent a property unless the unit is near a college.  Stay tuned to this blog  or  check out our Winston Salem home buyer blog for more information on leases and Kernersville homes for rent. Selling a Winston Salem Home

                Selling a Winston Salem home

Winston Salem home owners are always looking for a way to save commission or save money. I can completely relate when it comes to saving money, especially in these tough times. However, if you are selling your Winston Salem home yourself, it can be a real challenge. With thousands of Winston Salem homes for sale on the market it becomes a real obstacle to sell it yourself when majority of home buyers are using a real estate agent who often do not even have a way to search for your property.

However, there are options. When selling your Winston Salem home on your own it is always a good idea to at least agree to welcome buyer agents. There are plenty of reasons why a buyer should hire an agent. If  a seller should decide not to offer the usual three percent of the purchase price to a buyer’s agent then they are instantly discounting the number one source of home buyers in the area. Therefore, a home seller would be saving approximately three percent of the sales price by opting to represent themselves in the transaction.

The next thing a seller should understand is that they could be engaging in a real estate transaction with a buyer and their professional agent who does this for a living. Meanwhile, the seller would have no representation and likely little to no experiance with selling homes. In fact home sellers who represent themselves are 71% more likely to have a legal issue arise from the sale of their home. Winston Salem home sellers are struggling with these facts every day. They want a good agent to market the home, schedule the appointments, get the feedback, and keep them updated. However many Winston Salem home values are very near the mortgage payoff making it nearly impossible to hire an agent and avoid bringing money to the table. The alternatives are to rent the home, do a short sale, or let it be foreclosed.selling a winston salem home

Winston Salem Foreclosures Impact the Market

                  Winston Salem foreclosures

Winston Salem foreclosure are having a negative impact on the local real estate market.  The fact is that Winston Salem foreclosures are having a disproportionate impact since only about one percent of the homes for sale currently  are foreclosures. So how do the one percent of foreclosure homes impact the market of nearly 12,000 listings? The fact is that while only one percent of the listings are foreclosures that one percent is selling, quickly.

Winston Salem area MLS records indicate that in the last twelve months 11,340 homes have closed. Meanwhile 3,067 of them where foreclosures or short sales. That means that about 27% of the homes that have closed in the last year in the Winston Salem area were foreclosures or short sales.

What does this mean to Winston Salem area home sellers and buyers? First let us address the situation from a buyers perspective.

                  Winston Salem foreclosures

Foreclosures are not always a deal...

Simply put buyers are having a hay day! There is a lot of selection and rates are low making home ownership very affordable. However it is important to understand that many home deals are not foreclosures, so buyers should not limit their search focus on foreclosures and short sales.

Home sellers in the Winston Salem area are not having as much fun as the buyers. They are having to compete with the foreclosure and short sale prices. However, there is some good news! While 27% of sales are foreclosures that leaves 73% of home sales in the last twelve months there were not distressed sales! The looming question is how do to get your home to fall in that 73%. Two things will drive your sale in this tough market: condition, and price. The best asset for a home that is not a foreclosure is condition. Many foreclosures are in poor condition and in need of repairs. If buyers come to your home it should be in top condition and show like a model home. If the home appears to be turnkey with no repairs needed then it has more appeal than a foreclosure that requires work.  The second thing that will put you in the selling category is price. The price of your home is set by the local market and what buyers are willing to pay, and ultimately the appraisal. You should consult with a local real estate expert to determine what your price should be to actually get sold rather than sit on the market. Learn how to avoid the top three mistakes sellers make when hiring a real estate agent.

If you need the services of a local professional that is doing more than any other agent to get your home sold contact us. Ask us about our promotional discounts like interviewing our competition to save some money on our marketing fees. This real estate market is unique and currently driven by short sales and Winston Salem foreclosures.
